Legal information & buyer verification checklist

Whether you buy from us or not — buy verified. Below is the true status of our approvals, and a checklist to match before buying any apartment or plot from anyone.

Buyer verification checklist (for any developer)

  • Approved plan: See the RAJUK or relevant authority approval number and a copy of the approved plan.
  • Land ownership: Cross-check the CS, SA, RS and latest BS/kharija khatians — is the land in the seller's name?
  • Mutation & possession: Is the latest mutation in the seller's name, and is the land free of disputes or occupation issues?
  • NEC (non-encumbrance certificate): Verify there is no legal liability or case on the land/flat.
  • Chain of deeds: Match the previous deeds (baya dalil) in an unbroken chain.
  • Agreement terms: Understand in writing: handover time, delay compensation, instalment structure and cancellation rules.
  • Total cost: Add registration, stamp duty, VAT and other charges (in Dhaka usually ~8–10% extra) before deciding.
  • Payment route: All transactions through bank channels; keep every receipt.
